The structure, the glazing, and the tie-in to the existing roofline all got designed together, which is usually where this kind of project goes sideways when one company draws it and another builds it.

East Lansing Homes We Know How to Work On

East Lansing has a wider range of housing stock than most towns its size, and each type comes with its own set of surprises.

Older homes near campus, built roughly between the 1920s and the 1950s, tend to be well built and poorly wired. Plaster walls instead of drywall. Knob-and-tube electrical in some cases. Kitchens sized for a household that didn't own twelve appliances. Original single-pane windows. The bones are usually excellent, which is exactly why these homes are worth remodeling rather than replacing.

Postwar ranches further from campus have simpler structures and more forgiving layouts, but they're often original from the studs out. Single bathrooms, small closets, and a kitchen that's never been touched.

Permits and Approvals in East Lansing

The city's Planning, Building & Housing Department handles building permits and inspections out of City Hall on Abbot Road, separate from Meridian Township and the City of Lansing. If your home sits in one of East Lansing's historic districts, exterior work has an extra step. Additions, window and door changes, and any exterior alteration visible from a public street need a Certificate of Appropriateness. That covers the front and both sides, and on a corner lot the rear too. Smaller repairs can often be approved by the city's Historic Preservation Officer, while bigger changes like an addition or a window redesign go to the Historic District Commission. East Lansing has six historic districts: Hillcrest Village, Chesterfield Hills, Collegeville, Oakwood, College Grove, and Bailey. If the Preservation Officer can approve your project administratively, that takes a day or two. If it goes to the Historic District Commission, applications are due a month ahead and usually get decided within one month.

None of this should stop you from remodeling. It does mean the timeline needs to account for review, and that's easier when the company you hired has been through it before.
